Plumbline was able to professionally manage this major remodeling project during the 2021/2022 supply chain crisis. They kept us updated as delivery schedules changed frequently. They team was responsive and handled questions and field changes smoothly. But most important, their approved subcontractors were excellent: On the site when needed, cleaning up their work every day and considerate of us as we both worked from home fulltime during the project. Great team at Plumbline.

We were impressed with Plumbline from the start. Before bidding on the project, Roger brought in a plumber and an electrician to make sure that our plans for our 1921 house were possible and affordable. He and his team offered great advice as we worked out design and construction details. They respected our opinions and ideas, but weren't afraid to offer alternatives based on their deep knowledge and decades of experience. We did a complete remodel--down to the studs. Plumbline did the demo then put everything back together. Roger did an impressive job of managing the project, even as COVID-related supply-chain issues presented daily challenges. Plumbline changed the size of both windows, including adding a bay in one opening. They installed new doors and molding throughout. They coordinated installation of new cabinets, counters, floor, and appliances. They built two new closets. They rewired and installed new lighting. While they were at it, they also did a minor bathroom remodel, including installing new tile, sink, and other fixtures. They kept the dust and mess to a minimum, and made sure that the rest of our house remained livable. It truly felt like each and every member of the team was treating our home as they would their own. The best thing about Plumbline? Roger is an absolutely great guy. He responded to our many calls and texts quickly, he kept us updated on schedule changes and delays, and he was never, ever too busy to sit and review plans with us and answer our questions. He's smart, insightful, and a true professional. We plan to hire him for future projects, and we won't hesitate to recommend him to our family and friends.

Mr. Sirany (owner) was consistently responsive to our wishes and questions, provided accurate information and keep in contact with us even after the work was completed to ensure all details were completed to our satisfaction. Mr. Sirany listened to our desired plan advising us on how to improve our ideas while meeting our project concept(s). The Plumbline workers arrived as scheduled, were professional and skilled. We are pleased and impressed with the quality of their work and craftsmanship. We are completely satisfied with the finished work and highly recommend Plumbline Builders!

The work was great. They were also good at communicating project progress (this was during covid shutdown) and gave ample notice for schedule changes. The initial estimate provided was the amount charged. During the project I asked for several changes, and they accommodated all of them. Excellent team to work with!

Plumbline builders did an excellent job bringing our project to life. Roger was always available if we had questions and he frequently stopped by to see how everything was going. We would definitely use them again for another project.

We had Roger and his team upgrade out 1960's kitchen. Our goal was to open up the wall between the kitchen dining room, and make the layout different from what we had . While we could not get it fully open due to HVAC in the wall, Roger got us as much as he could which we appreciate. His cabinet maker came in and gave us some really nice ideas on how to lay out our cabinets, sinks and appliances. We really like the rolling island he recommended. All the workers were very nice, answering all my questions. Roger was always answering my texts/phone calls we had plenty of questions (have never done a major remodel like this before). Their wiliness to help us with our questions, made their team great to work with. I have included a couple of before and after pickups of one side of the kitchen Thanks again Plumbline, talk to you when we start the next project. DGinMN

Plumbline Builders was fantastic! Roger is a consummate professional: super knowledgeable and easy to work with. Pricing is fair and the quality of the work can't be beat!

Very positive experience. Roger and all of the Plumbline associates were professional, courteous, and communicated well. The work was done well and I'm pleased with the finished product. I especially appreciated the safety precautions in this time of COVID. All in all, a pleasure to work with and I'd highly recommend Plumbline Builders.

We moved into an older house in south Minneapolis 11 years ago and have been updating it a little bit at a time. Plumbline Builders have now completed two not-so-little jobs for us. The first was to move and replace all of our upstairs windows. That project is reviewed elsewhere on this site. It went well enough that we selected Plumbline for our latest project without asking anyone else for a bid. They replaced a leaky flat roof and deck over our garage along with all the first story gutters and downspouts. The results are spectacular! Along the way, Plumbline worked with us to keep both the cost of the job and the impact on our lives to a minimum. In a year or two, we will be remodeling our kitchen and we have every intention of hiring Plumbline for the job.

Chronic leaking into the one car garage from a second floor deck was excuse to remodel the garage. They repaired the deck, fixed the garage ceiling, repoured the base concrete and rehung the garage door. Also upgraded/reworked the electrical and fixed some exterior plumbing. They worked with WildFire lifts to place a car lift so we can now have two cares in the garage. Excellent coordinated work,. Professional and friendly team. Excellent price considering we added on some unexpected work.

Roger and his team at Plumbline did an excellent job on installing our small deck off our back patio door. They were friendly, knowledgeable, and got the job done thoroughly, but quickly. It was great to see the design of the deck before they began work on it, to make sure all of us were on the same page. Plumbline is able to do the biggest remodeling jobs, as well as something as simple as a deck, all while still maintaining their level of professionalism. Highly recommend this company for all of your home improvement needs!

We recently completed a complete remodel of the top floor of our story-and-a-half in Minneapolis with Plumbline Builders. It included expanding a half bath into a three-quarters master bathroom, adding a small walk-in closet, adding a small study nook, creating a small seating area, and upgrading all the insulation, HVAC, electrical, and plumbing. A few quick high points: - Roger with Plumbline is a straight shooter and very good at staying in touch. He was good at the sales table and communicating with us during the entire process, which was complicated by starting at the same time as COVID shutdowns in March 2020. - COVID - Plumbline did a great job making it work by separating the project area from the living space with a corridor of plastic and having contractors wear masks. Was it perfect, nope, but it was really done well for a very uncertain situation. - Results - the project turned out exactly as we hoped. The work is quality and worth the price. We’d definitely call Plumbline for future remodeling work (which is saying something because we’re big into DIY). - Roger was flexible with letting us do some of the work, and very helpful in working with us through those parts, e.g. demolition Into the weeds: The project bidding and scoping process was really good with Plumbline. Roger and his designer Jim had good ideas and were also clearly used to dealing with contingencies that come up in Minneapolis homes. We did three or four revisions to the initial plan before we landed on one we liked. They did a great job staying in touch and sticking to timelines. Scheduling was also fine. We were about two months out when we signed the contract, which seemed reasonable. The estimated work time was about eight weeks, which we blew past by about a month. However, COVID threw a major wrench into everything, so all things considered I feel like we did well on time. We did our own demolition, and Plumbline arranged for the dumpster delivery and provided some tips on how to get everything out. We also received a building deconstruction grant through Hennepin County, and recovered a lot of building material that will be re-used, including knotty pine wallboard, doors, light fixtures, plumbing fixtures, carpet, etc. Once Plumbline got in, the clean up and framing proceeded very quickly. The contractors did a great job sticking with wearing masks in our living space and clearly knew their stuff. Insulation was the only major complication. We’d let Roger know that there were rebates available for insulation projects early on, but didn’t realize that his insulation contractor wasn’t certified with the gas utility’s rebate program. To his credit, Roger covered the rebate cost out of pocket. The insulation install almost derailed the project. There were issues with the quality of the work, which everyone acknowledged, but we weren’t able to inspect the insulation before it was covered with drywall, only able to see the problems in the unfinished areas behind knee walls or in the shower. Without getting too much into the weeds, we rented a thermal imaging camera to verify that there were few, if any, trouble areas behind the drywall and Roger worked with us and his subcontractor to fix the visible problems and add additional insulation behind the knee walls. It was the only time the project really went awry and it was resolved reasonably. As we moved toward finishes, the only thing I’d add is that Roger says “I run my allowances high” for things like tile and railings, but our experience was that they were modest. We only came under the allowances once or twice, and ran over a few more, and we lean toward simple and traditional styles. So if you really like marble and quartz and glass, or a fancy railing, be prepared to blow past the quoted allowance. The finished project is excellent, just what we’d hoped for. The bathroom looks great and is very functional, despite having to cram a shower under a sloped roof. The tile work is superb, the woodwork is very good. The plumbing, HVAC, and electrical subcontractors were very polite, communicative, and helpful. We particularly liked Jeff, who handled a lot of the general work and the ending punch list, including some of those crazy, unexpected things. Overall, no home improvement project is perfect, and that’s why we appreciated Roger and Plumbline for being able to be honest and straightforward about dealing with the unexpected. They planned well, kept it together during #stayhome and delivered a great remodel at a reasonable price.

Plumbline did a great job. From my first conversation with Roger, the process went smoothly and he was very responsive to my interests and needs. The work was excellent especially the tiling, which turned out even better than I envisioned. Roger was responsive when I had follow up questions. I would definitely hire Plumbline again!

Plumbline builders were excellent to work with. Roger was very responsive, thorough and a great guy! All of his team and sub-contractors were courteous, respectful and a joy to have in our home. I would recommend Plumbline Builders without hesitation.

My husband and I could not have imagined this project going any better with any other contractor. Roger and his team were attentive to what our requests and needs were. They cared about us as home owners and made strides to help us through this construction (we have 4 kids, so keeping our laundry up and running was essential to maintaining sanity in the household). Every step of the way, we felt secure that it was being done with quality and correctly. There was never a moment of question of whether or not something was being completed in the right way. As with any major construction project, there were unknowns we encountered along the way, but Roger was prepared and communicated everything clearly and quickly to us. Our end product was nothing short of amazing. Not only did we end up with an updated kitchen and a new laundry/mudroom addition, we wouldn't go back and change a thing. Everything is perfect, from the layout to the paint on the walls. And, the price wasn't outrageous for what we received. It was in line with the workmanship and quality of the work which was done. When embarking on a project this large and with a large investment, you have to have 100% confidence in the people doing the work. We are definitely going to use Roger with Plumbline Builders again.

For the most part on time, the weather caused some delays but was pretty much on schedule. We very much enjoyed the subs that Plumbline worked with, on time, reliable and did what they promised. They became like family. We love our new kitchen and bath! Beautiful! We have received many compliments from friends and family. Reorganized mudroom makes coming in from garage much easier!

Our experience with Plumbline was very positive. From the very beginning Rog clearly communicated with us about the plan and the costs. We asked for the job to be done by a certain date and he met that request. He was very good about accommodating our special issues, like sensitivity to odors. His crew related to us well and all did quality work. We told Rog the best thing about working with him is that he listened, understood, and took appropriate action.

Extremely well! We had every concern addressed promptly. Roger is very knowledgeable, honest, professional, and conscientious, He has a great team! We were especially impressed with the tile work. The work was completed in a timely way so we were able to use our bathroom in 2 months. We would hire him again in a heartbeat.

Plumbline worked with us, even though we had already identified or purchased the tiles, cabinets, and fixtures/appliances. Professional work from a diligent, friendly, and detail oriented crew. They understood when issues arose (usually our fault) and worked with us to help us fix things and keep the project moving. Daily contact with Roger guaranteed we were always informed. They even worked evenings and weekends to get the kitchen completed before Thanksgiving! Would/will hire them again for sure!

We contacted Plumbline to create a pass-through window between our kitchen and dining room. The project involved some demo, electrical and tape/texture/trim. We worked with Roger start to finish and found him to be knowledgeable, an exceptional communicator, responsive and excellent with logistics - all qualities which are tough to find in this industry. Once we got into their schedule the work happened efficiently, with great quality and for a reasonable price. Each person on the team was a pleasure to have in our home. We’re thrilled to have a reliable and professional “go-to” for contracting/remodeling and looking forward to working with the Plumbline team again as other home needs arise.

(1) We received three estimates for this job. Theirs was not the lowest, but it was close. Went with them because of their obvious attention to detail. (2) Everybody makes mistakes, and they made a couple (e.g., minor damage to window frames). They acknowledged these right away and fixed them to our satisfaction. (3) Roger's crew and his subs were all very professional and just plain nice. (4) We love the finished product! (5) We plan to remodel our kitchen in a couple of years and will definitely give Plumbline builders first crack at the job.

Although this was a small job,Roger came out to give a very honest and helpful assessment of installing new flooring, toilet, and sink. I had purchased all the replacements and needed the labor part. He was budget conscious and recommended I look to local, plumber and handymen. I so appreciated his effort, time and advise that I would highly recommend him and plan to get his estimate on kitchen remodel when the time comes.

When we found Plumbline Builders on Angie’s list we were so pleased they were still in business. We contracted with Plumbline in 1995 to finish our basement. We were very satisfied with the results. Therefore, we did not hesitate to sign on with Plumbline for our master bathroom remodel. The project went very well with few hiccups. Roger and his team were sensitive to our budget and offered ways to keep costs down (we kept cabinets, mirror and towel bars) Roger kept us up to date on the progress and what to expect the weeks ahead. The only glitch was a vendor error. Roger jumped on the issue right away and found resolution the same day. He also made sure the error had minimal impact on the project timeline. We are thrilled with our new master bathroom and would not hesitate to contract with Plumbline Builders again.

Our project was difficult. It began in October with permits from the city and the demolition of our existing deck and garage and excavation for the new workshop space. We were delayed by intense Minnesota winter weather over and over again. Despite the set backs the Plumbline team showed up every morning, worked in the dark and the snow to build our beautiful new garage, workshop and deck. They did a great job of working with our existing, uneven structures to add sound new construction. Through it all Roger kept us smiling and laughing and the entire team was friendly, we enjoyed having them at our home.

Roger, Drew and everyone else was 100% professional, organized and appropriate. I had gotten a few other bids on the job, and Plumbline was the most affordable. They ripped out my old fibreglass tub/shower surround and replaced it with a full sized wall-in shower. They replaced the vanity, toilet, ceiling lights/fan and painted the entire bathroom. They helped me pick out the fixtures, as well. I now have a wonderful bright bathroom that's a pleasure to use!

We were so impressed by Plumbline Builders for our front porch and siding project. We have a 1915 home in Saint Paul and needed our 3-season front porch reinforced with new footings, new framing, windows, and door. We also re-sided our home. The bid we received was very competitive and Roger was very transparent and realistic about all the costs associated with the project. We were impressed by how many times he came out to our house prior to deciding to move forward at no cost to ensure he got the bid right and we were comfortable with all aspects before moving forward. Throughout the time of the project, Roger and team were always available for questions and changes. They truly wanted to get everything right and strived for perfection in all work done. We would definitely use Plumbline again!

We used Plumbline for a remodel of our 1980 kitchen and main level. We moved walls, closets, updated wiring, custom cabinets, new paint and ceilings. As well as new flooring and lighting. They had their work cut out for them with our wiring as well as some other aspects. The process went so smoothly and the final product is amazing! Roger and all his guys were great to work with and communication was on point.

It was a pleasure to work with Roger and others on the Plumbline team. The workers in our home were thoughtful of our needs and respectful of our space during the project. Many even helped us in other ways we did not anticipate, such as sharing information that helped us understand and improve our home, overall. This made me confident in their expertise and knowledge about their respective trades. We particularly appreciated Roger's prompt and direct communication throughout the project. He offered a very competitive price for the work we had done, kept us aware of each step in the process, and explained the "what" and "why" of project tasks in a simple, yet non-condescending manner. I appreciated all of this because I manage groups of people conducting research projects and know from experience how large projects can go wrong just because there are many people with varying goals working together on complex tasks. It can be difficult to be responsible and keep progressing toward the end goal while still being dependent on things that are out of one's control (e.g., weather, worker illness). However, I've learned that direct communication and constant presence is a key to success. Roger knows this too. He kept communicating and updating us throughout the entire process. Through this constant communication I could tell he was competent about the nature of the work, aware of his team's actions and varied needs, able to focus on the overall project goals, and certain everything was done in the best way possible. These skills and many others were very much appreciated and made us confident we made a good choice in Plumbline Builders for our projects. We highly recommend them to work for others.

The first job was a bit complicated but Roger figured out what we had to do and the end product was great. All of the folks he had working for him were knowledgeable and friendly. The second project was more straightforward but not without hiccups normal for an older house and weather related. Again the end product is great and the workers were friendly. Ryan did some cool tile work on both projects. Roger welcomed my questions and followed up on my concerns.

From the architect's plans to the final product, our remodel is absolutely incredible. We truly have our dream home thanks to Plumbline! The quality of the work is impeccable, to the point that the mortgage appraiser called us after her final walkthrough to say that it was one of the most beautifully executed remodels she had seen in her entire career. Roger was so helpful every step of the way, and was always very upfront and honest with us which we appreciated very much! The only "negative" we could think of is that the remodel took about 3 months longer than we were planning, but Roger was helpful in keeping us updated on progress and I'm pretty sure there haven't been any remodels of this magnitude that have been completed "on time." All around we were incredible impressed with Plumbline's work, and have already referred 3 of our friends to them - and they've all been happy with the work as well!

Roger and his team were great to work with! He called me promptly after my inquiry, and spent over a hour at our house, going over details of what we wanted to do. We were on both a budget and a deadline, and he worked very creatively with both, actually recommending we NOT do some things we'd considered, and recommending things we had not thought of. Everyone who came to work was friendly and left things tidy at the end of the day. We were delighted with the job, andcwould absolutely work with Plumbline again!

The builders were responsive, friendly, and respectful. Though they were working on multiple timelines, they were very respectful of ours (including when family would be visiting, etc). The bedroom they put into our basement looks like it was built their originally--it is seamless and looks fantastic. This includes a custom window seat and storage which they stained to match the rest of the wood in our house. They were also willing to take care of multiple unrelated small projects that we could not find a reliable handyman to fix (like re-caulking our countertop, fixing nail pops, etc)--which they could have easily deferred since they typically only do large projects. Everyone of their workers was very respectful and friendly to my family. My young son talked about them all the time--he could not wait to see them in the morning. I will not hesitate to use them again in the future.

It went really well. It was our first time remodeling anything in our (Built in 1928)old home. We did not know what to expect and how to start. Roger and his team helped us pretty well through out the process. Roger was only a call away to discuss anything. He was very good in understanding what we wanted in terms of look and functionality of the kitchen. We really love it the way it turned out.

They did a large remodel project for us last fall including kitchen, bathroom, and basement bar. Not only did everything turn out amazing (we constantly get remarks about our bar) but when we added some additions to our project, Roger worked with us knowing we had a tight budget. As great as all that was, it is what they did later which sets them apart from others. Roger checked back in with us a few months later to see how things were going. They came back to check on their work and do some touchups on normal house settling issues from the changing MN seasons at no extra cost. We also mentioned we had an unrelated plumbing leak in one of our walls that leaked through the ceiling below. Roger was glad to fit us in his busy schedule to help us find our problem with minimal invasion into walls, walk us through our plumbing options, and patchup everything back to normal. Nobody else would have taken the time to help us, and again did not break the bank. Plumbline is our go to contractor when we need work done and would recommend them to everyone. Thanks again guys!

We visited with three different remodeling contractors for their ideas and their input for a kitchen remodel. Of the three, Plumbline Builders was a stand out. Their initial evaluation and assessment was more thorough, they shared several different ways we could have re-worked the current layout to remain practical, functional, and to add some additional space. We liked their ideas and felt a comfortable chemistry with the owner. As it turned out, we ultimately decided not to remodel. Had we decided to or if we re-route our decision, Plumbline Builders would be a smart first choice to tap back into.

We sought bids for multiple projects on our home from three different contractors. Plumbline Builders was by far the most attentive and thorough contractor during the first walk through. Roger, the owner, listened to what we were looking for and offered his recommendations to make our home a reality; and he did so in a manner that kept us well within our budget (being that Roger has 30+ years in the business, he was very knowledgeable). He really took the time to understand our needs on all levels. All the people he employs and subcontracts with were extremely friendly and did great work. All projects were completed above our expectations, and we'll definitely use them again in the future, and also recommend them to family and friends. As much as we were happy to see everything completed, we were sad to see them go.

Our contact, Roger, helped us from the planning stage all the way to the completed project. We needed ideas on a new kitchen layout because of our home is unusual, one entire exterior wall is glass overlooking Lake Minnetonka. This created a challenge in the layout since we wanted an interior wall removed to create a more open, modern living space. Stephanie worked with us and our requirements, showed us several kitchen designs. We're very happy with the plan we chose, a design of Stephanie's that placed the refrigerator in a different location than we ever considered, but turned out to be perfect. The Plumbline crew was skilled and knowledgeable. We had a few unexpected problems with the structure of the house that could not be foreseen until the old kitchen cabinets and a wall were removed. The techs at Plumbline were able to solve problems involving creative solutions to moving a heating/AC duct, and another involving some old water damage that was not repaired properly by a previous homeowner. Our project involved carpentry, electrical, plumbing, flooring, painting, trim and all the finishing touches. We're very happy with the results. My wife and I found Roger to be professional and experienced. Our project came in on time and at the expected cost. We'll be using these people again for future projects.

From beginning to end the job went well. The planning and thought that went into a fairly complicated project in an old house shows the expertise and level of professionalism that these guys bring to the job. The job was completed on time and they haven't had to come back out except for some minor drywall repairs. Roger also allowed us to do the painting and worked with us well on this one. The advice that Plumbline gave us resulted in a better paint job that we would have typical done alone. Other things to note: We had two young kids at the time of the remodel and the entire crew at Plumbline were great with the kids and made sure the kids were safe and there was nothing dangerous that the kids could get into during the remodel. We had a number of changes during the course of the remodel or updates and Roger and his team handled this well and kept things on track. We rated the price as an A. We did use fairly expensive finishes to complete the bathroom and bedroom and the rough-ins included both forced air for the A//C and connection to a boiler for hot water heat with new zone valves. We are looking forward to working with Plumbline to finish a basement in the next few years as well!

The kitchen remodel went extremely well. The job was completed on time and for the original quoted price. Roger put in a lot of work up front to help us price this job out and make sure the the design was locked down. The job involved moving plumbing for the kitchen sink and adding plumbing for the dishwater, brand new electrical, a new vent and hood, and removal of the old radiators which were replaced with a smaller, more efficient kick space radiator.

Excellent! Plumbline Builders are professional, exact, hard workers and the end result is just what I wanted. The estimate and work completed was just as promised. From their experience they offered several suggestions and most of them were incorporated in our deck project For example: they suggested laying the boards at an angle rather than straight across. What a difference! Our guests have been extremely complimentary in the appearance. Plumbline Builders has done work for me previously I have recommended them and will continue to do so.

I had a few issues with the shower water flow slowing way down. I called Roger and he was prompt in his response to me with what the potential issue was. It was a defective cartridge in the shower valve. I got a replacement, installed it and it worked. The problem was that I couldn't get the wall plate and shower valve handle re-installed (the threads wouldn't catch). Roger came out to our house, on time as usual, on a Saturday and helped me fix the issue. I'm thrilled my shower is back in commission Most contractors would likely tell you to pound sand as they have their money and have moved on. Not Roger, he was willing to help me out of a jam when he could have left me hanging I am very grateful and would highly recommend Plumbline

The project went very well. Roger was very easy to work with, as was his team. After a few design hiccups, which is common for any project, the work progressed quickly as promised. Any complaints or issues were dealt with promptly and professionally. Roger did a great job of keeping us up to date on scheduling, and when certain things were not done to our expectations, they were made right immediately. Highly recommended.

We heard about Plumbline Builders through Angie's List. After submitting an inquiry through Angie's List, we were able to get an appointment with Roger Sirany right away. Roger came out to our home on a Saturday morning and met with us to discuss the project. We were impressed with Roger's thoroughness and professionalism right away. Roger put together a bid for us within a few weeks. Compared to the other contractors we were looking at for the same project, Plumbline Builders was approximately in the middle, in terms of cost. We were impressed by the details that were in the bid and felt confident that Plumbline Builders was the best choice for our project. As part of the bid package, Roger provided a list of local suppliers that he had developed relationships with over the years and who he recommended we meet with to pick out the major elements, primarily the tile and the custom vanity. These suppliers were easy to work with and we were very satisfied with the materials and options that we had to chose from. Roger's employee Mike was assigned to our remodel and was really the face of the company for our project. He was very professional and courteous.. The bathroom demo started approximately in mid-June and they were able to get the plumbing roughed in right away. Mike showed great attention to detail, which we appreciated, though at times it seemed that things were going slower than they should. His tile work was amazing! The project wrapped up in mid-September, so it took approximately 3 months to complete from the start of the demolition. We did have a minor misunderstanding regarding the bathroom closet, but in the end, it worked out well. All and all, we were very satisfied with the work that Plumbline Builders performed and would recommend them highly.

Roger Sirany, the owner was fantastic. He gave a thorough plan, had a very efficient crew---carpenter, painter, electrician and their assistants did a wonderful Job. Roger checked with me every day to let me know about the plan of the day.He was here almost every day to check on the progress. The work area was kept clean at the end of the day. Everyone was knowledgable, offered advice and listened to my questions and solutions. All of them were pleasant and concerned about us as a couple and that is very important to me. I would recommend Roger with high accolades for any job. and will definitely have him again if I have any building projects in the future. I give him a five star plus rating.

The workmanship was excellent. The individual that installed the tiles had a leveling guy that put a line all the way along the wall and so everything was parallel and leveled. The people that we had were excellent. They laid down sheets on the floor so they wouldn't get the floor dirty. They always cleaned up well after themselves. They were on time and worked hard. It took them a while to do it but there was a lot to do. I think it was a little bit high but I think we also got the quality for it.

Our home is thirty years old. We felt by presenting a more updated kitchen, it would make a significant difference to the number of interested buyers we would receive, as well as to the price buyers would be willing to pay. Choosing the right remodeler was key to us in achieving the right look at the right cost. We were very impressed with the design process Plumbline Builders took on. Roger listened and understood our reasons for upgrading. His ability to look at our space and be able to provide several creative visualizations as options was very impressive and appreciated. A testament to his expertise, he was able to provide some additional practical ideas that we would never have thought of. There were no attempts to sell us anything above and beyond what we were trying to accomplish. It was clear that our interests and goals were the primary outcomes Roger was addressing with his plans. Each meeting we had was professional and productive. Roger had to collaborate with our realtor, as well, which was also done flawlessly. Another bonus that made Plumbline Builders a pleasure to work with was how evident it was that Roger thoroughly enjoys what he does. For anyone looking to remodel, upgrade, redesign any interior space, Plumbline Builder?s visions and talents are second to none.

Overall we were quite pleased with the work that Roger and his subs did. The team came in and stripped our master bathroom down to the boards and remodeled the entire bathroom.....new cabinets, plumbing, tub and shower. We were especially happy with the subs and the work they did and the quality of the work was excellent, they were professional and they were extremely friendly and helpful in the remodel journey. We were especially pleased with the looks and quality of the cabinets, the size and walk-in shower and the whirlpool tub. We would highly recommend Plumbline and will use them again on our next remodel

Roger and Stephanie were fantastically professional and very cordial and helpful with our renovation ideas. Prompt response from Stephanie made it easy to visually see our kitchen remodel plans come together.

It was planned out pretty well. A corner cabinet and sink were left in as long as possible for us to use during ceiling and electrical work. Cabinets arrived on time with damage to one door which was eventually replaced. Finishing panels for cabinets were damaged in shipment and had to be re-ordered which caused a delay. Granite was ready for install in a surprisingly short time. We met with Affordable Granite on Monday to plan cutouts from slabs and granite and sink were installed on Friday. Most delays were due to the cabinet supplier (Synergy). The damaged door mentioned above was reordered in early May, but the wrong size was ordered, so was ordered again. Somehow that slipped thru a crack and required Plumbline and me to badger Synergy into finally delivering new door in mid-July. That was pretty frustrating for us and for Roger at Plumbline. Roger and we were on the same page in achieving a quality end result. He had very good ideas on how finish off some areas of the cabinet installation, trim and finishing panels that resulted in a gorgeous kitchen. Maybe I was a bit unfair with a B rating for price. It came out quite a bit higher than the original estimate because our selection of premium granite; cherry cabinets with full extension, soft-close drawers, several slide-out shelves; and diagonal installation of back splash tiles. We love our new kitchen.

He spent a good deal of time looking at and measuring the bath room, and discussing our desires, offering suggestions. When he came back with the estimate he took the time to sit down and help us understand the estimate and what choices we had that could influence the actual cost of the project.

Upon request for a quote, Roger and his team came in and looked over the project. They had a lot of good ideas on how to remodel the kitchen and encouraged us to remove the dropped ceiling and vault the entire main level (if the ceiling trusses allowed). Based on the quote, timing of the project, and Roger?s energy and personality, we decided to go with Plumbline. He was willing to work around our part in the project; we wanted to finish the woodwork and paint the walls. The wood stock was dropped off a few weeks before the work was scheduled to begin so that I could begin staining and varnishing. Soon after, Roger?s workers showed up and began the demolition on the two levels. It was found that the trusses would allow for vaulting and the ceiling came down, the change order was very reasonable. As the work progressed, other changes were made to the project (additional electrical and needed repairs) and these were easily accommodated. I enjoyed the interaction with the contractors; they were very personable and experienced-all very trustworthy. If we had a concern or question with how the work was to be done, Roger listened to us and came up with an answer that made us comfortable with moving forward. Love the openness between the kitchen, dining and living space, great for relaxing and entertaining. Roger and his team came up with a neat design trick in the kitchen; built a cabinet with open shelving into foyer closet. Hides the microwave, adds more storage and looks great-didn?t lose that much space in closet. The laundry room functions beautifully, more room to move around, easy to maintain, and lots of cabinets for storage. We felt Roger gave us a lot for the price and we are very happy with how he transformed our house.

We haven't started the work yet, but they have been extremely professional and reliable. Roger answers all of our questions and is willing to help us meet our budget and remodeling goals.

All the contractors were professional, friendly, and eager to complete their jobs perfectly. City inspectors signed all permits without having to return for fixes. This included plumbing, HVAC, Electrical, Carpentry, Drywall, and insulation. Everyone cleaned up after their jobs were completed and tried to keep the rest of my house as clean as possible.

I am writing to compliment Plumbline Builders and Roger Sirany in particular. We had Plumbline replace a very nasty basement bathroom with a much nicer upgrade. The workers were nice, professional, on schedule, and stayed within budget. Roger was in touch every step of the way. The undersink cabinet we originally wanted would have cost more than we budgeted- and Roger had the solution- a beautiful custom one for half the cost. We were very happy with the look and cost of the final product. Now, the only hitch was that the in-floor heat we had sprung for stopped working after a couple of weeks. It could not have been normal wear and tear, because there are no moving parts for us to break, so it had to be installer error or more likely a manufacturer's defect. In any case, we had paid for in-floor heat and did not have it. I want to give Roger a lot of credit here- a lot of contractors might have washed their hands of the deal or dodged my calls. I know it's a tough industry with tight margins, I could understand. But Roger didn't- he tore up the floor and replaced it from scratch at no cost to us. Now it is working perfectly and looks as good as new. Plumbline does beautiful work for a fair cost, and Roger is a man of character. So, A+ in my book.

Roger was very upfront with the timeline of the project - 3-4 weeks. His team stayed well within that, wrapping up after 3 weeks. Roger was easy to communicate with, always responding to our questions and keeping us up to date on next steps. They kept our house and yard tidy while they demolished the old bathroom, which we appreciated with a baby and two dogs in the house. Our daughter was 8 months old at the time of the work, and they were able to help keep our home as sane as possible during the construction. We have been so pleased with the new bathroom that we can't wait to work with Plumbline Builders again on future projects.

We were getting quotes for having a small porch enclosure and pergola project done at our home, and Roger Sirany, the owner was very professional with getting all measurements of the space, and making sure he understood exactly what we wanted. Although we liked his attitude, professionalism, and thought his prices were fair, we did go with another contractor, who was a bit more involved with design factors of our job, and a little bit less on cost. When I asked Roger about a possible kitchen remodel in our future, he was extremely helpful in giving us several design ideas. I would definitely contact him for that job, and from his website, it looks to be his area of expertise.

This was the second of three major remodeling projects we have completed with Plumbline Builders. As our daughters were getting older, we wanted a space where they could hang out with friends or where we could watch movies, sporting events and entertain. The lower level had white painted pine paneling, textured ceilings, a stone woodburning fireplace and linoleum floors. It also had an old bar, kitchenette and small storage closet and a very dysfunctional entrance into the garage. We also replaced an old furnace, windows and moved the water heater to the laundry room. The design work predominantly focused on the entertainment center and redesigning the entrance to the garage, expanding the storage area, removing the kitchenette & bar replacing them with a closet and larger storage area. Our home had limited storage spaces, so this was critical. We also added recessed lights, wall sconces and carpeting. The work was completed in a timely manner and went very smoothly. The focal point of the room is the entertainment center and a new gas fireplace. They are both functional and beautiful!! We all have enjoyed spending time in the recreation room that is both cozy and inviting. Plumbline was responsive to our needs and completed the project on time at a reasonable cost.

This is the third of three major remodeling projects that we have completed with Plumbline Builders. It was started in September 2010 and completed in January 2011. Roger & team designed the space and once again, their attention to detail was excellent. It involved both remodeling down to the studs and adding 6 feet to the back of the house. This work tied into the existing house design & structure so that it doesn't appear to be a 'remodel'. We completed this in anticipation of becoming 'empty nesters' when our youngest daughter graduated from high school in June 2011. It is a wonderful space that has his and hers walk-in closets (separate due to the space configuration), a sitting area for reading/relaxing, a double sink vanity with fabulous storage space in the maple cabinets, heated slate floors, a large shower with beautiful tile work and windows that provide privacy while letting in plenty of light. The team did an excellent job and we were able to move into the space right before the holidays. There was some additional work remaining to complete the project in January, such as the ceiling fan, the closet fixtures and hardware on the cabinets. We are absolutely enjoying our 'new' master suite. The bathroom is a very functional and stunning space; the warm slate floors are wonderful in the winter!!!

This project was the first of three major remodeling projects that we have done with Plumbline Builders. The project was done in 1997 and we still love it!! People walk into our home and rave about how it looks and functions. Roger & his team provided creative & functional design ideas that met our needs and requirements for remodeling a galley kitchen, a great room addition, including a bathroom, screened porch and deck. The workers were sensitive to our family's needs during the remodeling project as my two daughters were 7 & 4 and we lived in the house during the project. In a remodeling project, there are generally some structural uncertainties that can't be determined until the demolition of the existing space is underway, especially in a home built in 1947. During the planning/design phase of the project, we worked with Plumbline to develop options that we could utilize based on the structural situation once the existing kitchen was torn apart to the studs. We were able to create the space we had envisioned!! The kitchen includes maple floors and cabinets, walls, skylights, countertops, a center island with granite top, an eating area, windows, recessed lighting and appliances. The kitchen flows well with the existing rooms of our home and provides a hub for family meals, entertaining friends and hosting get-togethers and parties. The great room is 26 X15 and has a 15' peaked ceiling and cathedral windows & skylights that brings in a lot of light. The 1/2 bath has a pocket door and an antique window that we were able to incorporate into the design. The screened porch is natural pine and is a favorite spot for us to gather during the warmer months. The deck connects to the screen porch and ties into the back yard perfectly. Plumbline's attention to detail is one of their many strengths and they also listen to their clients input. Based on this initial experience, we have used Plumbline for additional remodeling projects that have transformed our living space in ways we never thought possible!!

Great to work with from design to finished construction. Excellent communication during the project. Unique features of the addition were designed and resolved to our satisfaction and in a timely fashion. Adjustments per our request were well received and added or changed as the project progressed to completion. Workers were courteous, friendly, and hard working during the project. We would not hesitate to recommend Plumbline to others.

They were extremely responsive, professional, and clearly quite experienced and made every attempt to work within my budget. I learned a lot just talking through the project with them. In the end, though, they put in a bid for well over $50,000, out of my budget. I ended up doing the project for under $40K, but it took many more months than I had hoped, and I had to be my own contractor and do what labor I could myself. If I'd had the money, I would have gone with Plumbline.

The project went very well. Plumbline was flexible when we wanted to add small tasks to the contract (e.g., new cable outlet) and the total cost of the project came in just about right at what had been bid. The job was done in what seemed to be a very efficient scheduling - with the whole thing taking only 2 and one half weeks (14 working days) with someone working just about every day and some rough weather intervening. This was about what had been promised, even a bit less in terms of total time. We appreciated the fact that the project manager kept in touch with us by email with what to expect for each week and was available by email when we had questions. The workers were all pleasant and professional. We are very happy with how the room turned out. While we were a bit surprised at first, we actually appreciated the fact that Plumbline presented their bid in person, face to face, rather than just by mail. This meeting increased our understanding and confidence in the process. We only got two bids, but they were quite similar and the job was pretty straightforward so we did not expect huge differences. We liked the fact that the bid included "allowances" for the fireplace insert and the carpet. We were able to go to each of the places recommended and pick out what worked best for us. Since this was a fairly small job we thought we might be lost in the shuffle or go to the back burner when necessary, but this did not seem to be the case at all. We got all the attention we needed. This was a very successful project for us!

It has been four years since our major remodel with Plumbline Builders, and with the maintenance inherent in a 99 year old home, we are happy to have the opportunity to continue to work with them. In the past year we’ve called on Plumbline Builders to help with plumbing needs (new sprinklers and refrigerator), storm damage (gutters, downspouts and paint) and most of all, being the ones who were able to find out how bats were getting into our attic. Plumbline Builders sealed off the areas the bats used for hibernation, and repaired the 6 bat entry points in our roof. In all cases, the workmanship has been superb, the subcontractors friendly and professional, and the price very fair.

This was our second major remodel with Plumbline. Plumbline did a very good job on the project. There were issues that needed to be resolved with the subcontractors, and Plumbline handled them. We are very satisfied with the work that was done.

The job was mostly a room addition, and so M-K Remodeling and Handyman was my contact. He subcontracted the electrical, plumbing, and furnace out. The short story is that Mike Kemna did a fine job and will gladly work with him again. I was also pleased with the subcontractors' work, although some of their decisions left me - as the finish carpenter - with some unpleasant problems to solve. We met once for a walk-through and again to go over an itemized bid. The turnaround time on this was quite fast - about 12 days - considering that he also had to coordinate the electrical, plumbing, and carpeting bids. He began work when he said he would and let me know ahead of time when there would be interruptions. The most common failure of projects is communication, and Mike kept me informed of his progress, the decisions that I would have to make and their due dates, and when I would have to complete my painting task to keep him on schedule. The only miscommunication we had was with the plumbing subcontractor over the demolition of the ceiling for the PEX run, and we ironed it out satisfactorily. Mike was very patient with me as I changed my mind 3 times about a closet location, but let me know when my decision had to be finalized without incurring extra charges. The project was completed on time, and Mike even squeezed in an extra kitchen flooring job into the schedule. When the project was begun, I asked Mike to price some items out as options, and they were implemented as I'd desired. The PEX plumbing run was done on a time-and-materials basis, and I thought it was charged fairly. At the end of the project, I got an itemized billing of the original budget along with the changes to the plan and how much money each change added or saved from the final bill. This was very welcome, and illustrates the level of communication we maintained. All our potential renters have remarked what a nice suite we have downstairs. Most say they want that suite for themselves and leave the upstairs bedrooms for the kids.

I think it went pretty well. There weren't any major set backs. They always kept us informed about things and I never felt like we were being duped. They were really friendly and they completed the job on time.

The project went very well, and we are very happy with the end result. Plumbline took the time up front to listen what we wanted. We had multiple meetings with the Roger (president) and Steph (designer). They came back with four design options, and we could see that they had really listened. They helped us work through the options to combine the elements we liked the best. Throughout the design process, we appreciated how they shared their recommendations and expertise while being mindful and respectful of what we wanted. Once the demolition and construction started, Plumbline kept us informed of what would be happening each week. Matt (project manager) was very professional and did an excellent job of coordinating the work of the subs. There was never a day when something wasn't happening on the project. Plumbline made sure that we were able to remain in the house throughout the entire project and that we were as comfortable as possible while sharing our house with the construction crews on a daily basis. Plumbline responed to all of our questions quickly; we didn't experience any delays due to misunderstandings or miscommunications. We always felt the Plumbline wanted to make sure that we would be happy with the end result, and their dedication to understanding our wants continually showed through.

We had spoken with Roger Sirany a number of times at the Home & Garden show and developed a rapport with him over the years. When it came time to tackle this large project, we sought bids from Plumbline and 2 other highly rated contractors. The entire project took longer than we thought, given rain delays in the fall at the start, the holiday season and more rain/snow delays in the spring - but that's Minnesota. The project management is excellent, the employees are good at what they do and take pride in their work. They were here when they said they would be here, cleaned up after themselves, kept us informed and offered ideas/alternatives/solutions when things did not go according to the original plans and were very easy to work with. The subcontractors all seem to follow that same philosophy. Good at what they do, communicate well, cleaned up after themselves, etc. There were a couple of missteps along the way, but they were all handled satisfactorily. One of the best compliments that we could pay to Plumbline is that when things did not go according to plan (and there are always things that don't go according to plan in a remodel!), we knew it would work out, there would be a solution. We've never felt like we would have to "battle with the contractor" to get something done or changed or fixed. We have complete confidence that Plumbline will work with us to figure it out. In fact, the new space and the master bathroom have turned out better than we envisioned at the start.

This was a major project that involved tearing out finished basement walls in two rooms, installing insulation and a vapor barrier, reinstalling the walls and finishing work. Mr. Sirany explained the project with us and went through the contract thoroughly before any work was begun. Several companies were subcontracted to work on this project and they all worked skillfully and respected each others craftsmanship. Even with unexpected health problems temporarily holding up the project, everything was completed within a week of the expected completion date! We are very happy with our new, dry, warm, inviting rooms!

Great. Roger was a wonderful first contact. He helped us get the plans and price we needed. Then Matt stepped in for the actual work. He was always available and corrected any issues immediately.

WE WERE VERY PLEASED WITH PLUMBLINE BUILDERS. THEY DID THE WORK WE REQUESTED AND SUGGESTED WAYS FOR US TO SAVE ON COSTS. THEY COMMUNICATED WELL AND ALWAYS RETURNED CALLS PROMPTLY. THERE WERE SOME SUBCONTRACTOR ISSUES AND ALL WERE RESOLVED TO OUR SATISFACTION. THEY CLEANED UP PROMPTLY AND THE ONLY DELAYS WERE DUE TO CHANGES WE REQUESTED OR THE WEATHER. WE WOULD USE THEM AGAIN.

02/06/2006

Susan G.

EVERY PLUMBLINE EMPLOYEE OR SUB-CONTRACTOR WAS HIGHLY SKILLED, THOROUGHLY PROFESSIONAL, AND PASSIONATE ABOUT THEIR CRAFT. THIS WAS REFLECTED IN THE PRIDE THEY TOOK IN THEIR WORK AND THE QUALITY OF THE WORKMANSHIP. GOOD ENOUGH WAS NOT GOOD ENOUGH - - IT HAD TO BE DONE WELL AND IT HAD TO BE DONE RIGHT. WHEN APPROPRIATE THEY OFFERED ALTERNATIVES OR SUGGESTIONS FOR IMPROVEMENT, WHICH WAS APPRECIATED. IT WAS NICE TO KNOW THAT I COULD COUNT ON 4 OR 5 WELL CONSIDERED OPINIONS WHEN MAKING CHANGES. ON TOP OF THIS, EVERYONE - - FROM ROGER THE OWNER, TO JERRY THE PAINTER, SCOTT THE TRIMMER, TIM & WAYNE THE HEATING GUYS, BRUCE THE PLUMBER, DAVE THE ELECTRICIAN, TO ALL OF THE GUYS NAMED MIKE - - WAS NOT ONLY HIGHLY TALENTED, BUT VERY NICE AND A PLEASURE TO BE AROUND.

WE COULD NOT HAVE BEEN HAPPIER WITH PLUMBLINE BUILDERS AND THE CREW THAT WORKED ON OUR HOUSE. THEY WERE ALWAYS ON-TIME AND CLEANED-UP VERY WELL AT THE END OF EACH AND EVERYDAY. IF SOMETHING WENT WRONG, THEY WENT ABOVE AND BEYOND THE CALL OF DUTY TO REMEDY THE SITUATION. THEY COMPLETED OUR PROJECT AHEAD OF SCHEDULE. WE HAVE ACTUALLY CONTRACTED WITH PLUMBLINE TO REMODEL OUR BASEMENT THIS YEAR.

08/05/2005

Terri G.

DUE TO THE EXTENSIVE WORK IT WOULD BE TO REMODEL OUR BASEMENT, WE DECIDED NOT TO GO FORWARD WITH IT. HOWEVER, I WANTED TO COMMENT ON THE OUTSTANDING SERVICE WE RECEIVED, PARTICULARITY FROM LESLIE, THE SALES REP. SHE WAS ON TIME FOR OUR FIRST MEETING AND PROVIDED A QUOTE VERY FAST. SHE ALSO TOOK THE TIME TO RESEARCH OTHER OPTIONS FOR US. FOR THIS, I WOULD GIVE THEM AN ''A'' AND WOULD USE THEIR SERVICES AGAIN IF NEEDED IN THE FUTURE.
